Booking & Preparation
Yes. Please ensure the property is clean, tidy and ready before the photographer arrives.
Rooms should be decluttered, all lights should be working, blinds or curtains opened where appropriate, and key areas such as kitchens, bathrooms and bedrooms should be presentation-ready.
Our services are designed for different property types and marketing requirements.
Airbnb Photography (£99) is ideal for short-term rental hosts who need professional images quickly and affordably.
Standard Property Photography (£150) is suitable for most apartments, houses and residential properties.
Premium Property Photography (£250) is designed for larger homes, higher-value properties and listings that require additional coverage and attention to detail.
Developer & Commercial Photography (£350+) is tailored for developers, commercial spaces, marketing campaigns and multi-unit projects. Larger projects may require bespoke quotations based on scope, location and production requirements.

Yes. We offer a dedicated Airbnb Photography package from £99, designed for short-term rental hosts who need professional images quickly and affordably.

Yes. Alvexa Studio works with developers, architects, interior designers, property managers, serviced accommodation operators, estate agencies and commercial property clients.
Projects may range from a single marketing shoot to multi-day developments, ongoing marketing campaigns, construction progress photography and portfolio content creation.
London projects are normally covered within the M25. Hertfordshire and other locations are subject to availability. National projects can be quoted individually and may include travel, accommodation and other project-related costs where required.
Yes. Floor plans, walkthrough videos, virtual tours, virtual staging, twilight enhancement and priority delivery may be added where possible.
Some services may need to be confirmed before the shoot, depending on property size, access and availability.
Yes. 2D floor plans can be added to most property photography bookings.
Floor plans are useful for estate agents, landlords, developers and property marketing where layout information is important.
Yes. Walkthrough videos are available as a £50 add-on when booked with Property Photography.
These are short-form property videos suitable for websites, social media and property marketing.
Yes. Matterport 3D Virtual Tours are available for residential, commercial, HMO, Airbnb and development properties.
Virtual tours are quoted separately depending on property size and project requirements.
Yes. We can provide virtual staging and other material image enhancement where appropriate. Enhanced images are clearly identified and supplied with a current, accurate photograph of the same view. We do not alter structural or permanent property features or create images that misrepresent a property’s condition, layout, size or features. Clients must retain the disclosure, publish the original image with the enhanced version and follow the rules of each property portal or platform. We primarily cover London within the M25 and selected areas of Hertfordshire, subject to availability.
Projects outside our standard service area may be available on request.
For larger developer, commercial and multi-day projects, Alvexa Studio can operate nationwide. Travel, accommodation and any additional expenses will be quoted and agreed in advance where applicable.
Shoot Day & Timing
Shoot duration depends on property size, condition, and selected services.
Standard shoots are typically completed within 1–2 hours.
Premium and Developer projects may take longer or require extended sessions.
Natural light and weather can affect results.
If conditions significantly impact quality, we may recommend rescheduling.
We always discuss options with you first.
In some cases, an additional visit may be recommended, for example due to weather changes, property readiness, or additional services.
Any return visit is discussed and agreed with the client in advance.
You do not need to be present if access is arranged.
We can coordinate with agents, hosts, or property managers where required.
Yes. Shooting time may vary depending on property size, preparation, access arrangements, lighting conditions and selected services.
Premium, Developer & Commercial projects typically require more time and may require multiple visits or extended sessions.
If the property is not ready, shoot quality and duration may be affected.
We may adjust the shoot scope or recommend rescheduling where necessary.
Delivery & Images
Images are typically delivered within 24–48 hours after the shoot.
Larger projects or properties requiring additional editing may take slightly longer.
Priority delivery can be arranged where needed.
We provide a reasonable number of images appropriate to the property size, layout, and marketing needs.
Our focus is quality, consistency, and storytelling rather than a fixed image count.
You receive professionally edited high-resolution JPEG images optimised for property portals, websites, social media and marketing materials (sRGB colour space).
These files are suitable for most residential, Airbnb, estate agency and standard marketing purposes, including brochures, sales particulars and standard marketing materials.
Developer, commercial and large-format print projects may require specialist file formats, colour profiles, retouching or production preparation. TIFF files and other production formats can be supplied on request, subject to project requirements. Additional charges may apply.
RAW files are not supplied as standard.
Yes. If you feel a delivered image requires a reasonable adjustment to cropping, brightness, colour balance or minor retouching, please contact us within 7 days of delivery.
One round of minor revisions is included where appropriate.
Requests involving significant re-editing, virtual staging changes, object removal, extensive retouching or additional image production may incur additional charges.
Images are delivered via a secure online gallery or download link.
Access details are sent by email once the project is completed.
Delivered images are stored for a limited period.
Clients are responsible for downloading and backing up files after delivery.
Long-term archiving may be available on request.
Policies & Booking Terms
Cancellations should be made at least 48 hours before the scheduled shoot where possible.
For shoots immediately after weekends or UK bank/public holidays, please contact us as early as possible.
Late cancellations may incur a fee depending on preparation, travel and any costs already incurred.

Yes. Rescheduling is usually possional indemnity cover.
Insurance documentation may be provided where required by estate agents, developers, site managers, landlords or commercial clients.
We reserve the right to decline or stop work where conditions are unsafe, access is not possible, or expectations fall outside agreed scope.
This follows normal industry practice.
Yes. Images can be used across property portals, websites, brochures, sales particulars and social media for the marketed property.
Usage outside the original listing, long-term campaigns, third-party use or wider commercial advertising may require additional licensing.
Copyright remains with Alvexa Studio Ltd.
Clients receive a licence to use the images for marketing, advertising, property listings, websites, social media and other promotional purposes relating to the property.
Copyright ownership is not transferred unless agreed separately in writing.
Extended usage, commercial licensing or third-party use can be discussed if required.
Alvexa Studio Ltd may use commissioned images for its portfolio, website, social media, marketing, promotional and editorial purposes, unless otherwise agreed in writing.
Payment is typically required before final image delivery.
Trade clients may have agreed payment terms.
Invoices and secure online payment options are provided.
As photography is a time-based service, refunds are generally not provided once a shoot has taken place.
If issues arise, we work with clients to find a reasonable solution.
