Digital Image Enhancement & Virtual Staging Policy

Digital enhancement can help viewers understand the presentation or potential use of a property, but it must not create a misleading impression. This policy explains how Alvexa Studio Ltd handles AI-generated imagery, CGI, virtual staging and other material image enhancement.

This policy applies to property photographs and marketing images created or materially altered by Alvexa Studio Ltd. It should be read with our Terms & Conditions and Booking Rules.

1. Light-touch editing

Routine photographic processing may include exposure and colour correction, perspective correction, lens correction, image sharpening, noise reduction and minor removal of temporary photographic distractions. These changes must preserve an accurate representation of the property.

2. Material enhancement

Material enhancement includes AI-generated or CGI content, virtual staging, adding or removing furniture or other material objects, materially changing a view or exterior scene, and creating a simulated twilight or evening appearance.

Materially enhanced images must be clearly identified. A current, accurate photograph of the same view must also be supplied and, where the enhanced image is published, displayed alongside it or in the same listing or marketing item.

3. What we will not alter

We will not use image enhancement to change, conceal or remove structural or permanent property features, including walls, doors, windows, chimney breasts, room proportions, permanent fixtures or the material character of a view. We will not create an image that misrepresents the condition, layout, size or features of a property.

4. Labelling and original photographs

Enhanced images must carry a clear, legible label on the image or immediately beside it. Our standard wording is:

Virtually staged image — digitally enhanced. An original current photograph is also provided.

Equivalent wording may be used where it accurately describes a different type of enhancement. Disclosures must remain visible in every online listing, brochure, social-media post or other publication in which the enhanced image appears.

5. Client and publisher responsibilities

Clients and other publishers must:

  • publish the current, accurate original photograph with the materially enhanced version;
  • keep Alvexa Studio Ltd’s disclosure visible and not remove, conceal or obscure it;
  • check the final listing, brochure or publication before release; and
  • comply with the rules of every property portal, advertising platform, professional body and other publication channel they use.

Alvexa Studio Ltd will apply its own quality and accuracy checks before delivery. A client’s responsibilities do not remove our responsibility for the work we create.

6. Records and approval

We retain the original photograph, enhanced output, relevant client instructions and approval record for our normal project-retention period. We may refuse or withdraw work where a requested change could mislead viewers or conflict with applicable law, advertising requirements or platform rules.
