These Terms & Conditions cover two separate areas of Alvexa Studio Ltd’s activities: our photography and visual-content services, and our published property-market commentary. Please refer to the section relevant to how you use our services or website.
Alvexa Studio Ltd
These Terms & Conditions (“Terms”) apply to photography, property marketing visual services and related services provided by Alvexa Studio Ltd (“we”, “us”, “our”) and to all bookings, orders, enquiries and service requests made via our website, email or other communication channels.
By placing an order, submitting a booking request or instructing us to provide services, you agree to these Terms.

2) Services
We provide property photography and related visual marketing services, including photography, floor plans, walkthrough videos, virtual tours, AI-assisted editing, virtual staging, twilight enhancement and other post-production services where agreed.
Services may vary depending on the selected package, property type, location, access, project requirements and any written agreement between us and the client.
Developer, commercial and multi-property projects may be quoted, scheduled and managed separately depending on project requirements.
3) Booking requests and confirmation
When you place an order, this is a booking request, not a guaranteed appointment.
We will review your preferred date and time and confirm availability within 24 hours, usually sooner.
If we cannot accommodate your first choice, we will offer the nearest available slot(s).
Your booking is only confirmed once you receive our confirmation email.
Developer, commercial and multi-property projects may be quoted, scheduled and managed separately depending on project requirements.
4) Preferred date, time and access
Please select your preferred shoot date and time window at checkout where applicable.
Shooting time may vary depending on property size, preparation, access arrangements, lighting conditions and selected services.
You are responsible for ensuring the property is accessible at the agreed time. If key collection, concierge, parking, tenant access or agent access is required, please provide details in advance.
5) Property preparation
Please ensure the property is clean, tidy and ready before the photographer arrives.
Rooms should be decluttered, all lights should be working, blinds or curtains opened where appropriate, and key areas such as kitchens, bathrooms and bedrooms should be presentation-ready.
If the property is not ready, shoot quality, timing or final image selection may be affected.
6) Prices and payment
Prices are shown on our website and/or at checkout unless separately quoted.
Card payments: payment is taken when the booking request is submitted.
Bank transfer: payment must be received within 24 hours of submitting the order unless otherwise agreed in writing.
For residential and Airbnb bookings, full payment is required before the shoot takes place unless otherwise agreed in writing.
Developer, commercial and multi-property projects may be subject to separate quotations, payment schedules and written agreements.
Where a separate written agreement is in place, that agreement shall take precedence over the standard website terms.
7) Rescheduling and cancellations
You may request a reschedule by replying to your confirmation email. We will do our best to accommodate changes, subject to availability.
Cancellations should be made at least 48 hours before the scheduled shoot where possible.
For shoots immediately after weekends or UK bank/public holidays, please contact us as early as possible.
Late cancellations may incur a fee depending on preparation, travel and any costs already incurred.
Weather-related changes may be accommodated where appropriate.
8) Deliverables and turnaround
Deliverables and turnaround times are as described on the relevant service page, quotation, checkout page or written agreement.
Images are typically delivered within 24-48 hours after the shoot. Larger projects, additional editing or selected add-on services may take longer.
Turnaround times depend on property readiness, access, project size, selected services, payment status and client cooperation.
9) Image formats
You receive professionally edited high-resolution JPEG images optimised for property portals, websites, social media and marketing materials.
These files are suitable for most residential, Airbnb, estate agency and standard marketing purposes, including brochures, sales particulars and standard marketing materials.
RAW files are not supplied as standard.
Developer, commercial and large-format print projects may require specialist file formats, colour profiles, retouching or production preparation. TIFF files and other production formats can be supplied on request, subject to project requirements. Additional charges may apply.
10) Revisions
If you feel a delivered image requires a reasonable adjustment to cropping, brightness, colour balance or minor retouching, please contact us within 7 days of delivery.
One round of minor revisions is included where appropriate.
Requests involving significant re-editing, virtual staging changes, object removal, extensive retouching or additional image production may incur additional charges.
11) AI editing and virtual staging
Where Alvexa Studio Ltd supplies an AI-generated, CGI, virtually staged or otherwise materially enhanced image, we will also supply a current, accurate photograph of the same view and identify the enhanced image clearly. We will not intentionally alter structural or permanent property features or create an image that materially misrepresents the property.
The client must publish the current, accurate original photograph with the enhanced version, keep every disclosure visible, check the final publication and comply with the rules of each property portal, advertising platform or other publication channel used. The client must not remove, conceal or obscure an enhancement label. Alvexa Studio Ltd may refuse or withdraw work that could mislead viewers or breach applicable requirements. 12) Copyright and usage licence
Copyright remains with Alvexa Studio Ltd.
Extended commercial usage, third-party use, syndication, resale or transfer of image rights requires prior written permission from Alvexa Studio Ltd.
Copyright ownership is not transferred unless agreed separately in writing.
Extended usage, commercial licensing or third-party use can be discussed if required.
Alvexa Studio Ltd may use commissioned images for its portfolio, website, social media, marketing, promotional and editorial purposes, unless otherwise agreed in writing.
13) Client responsibilities and permissions
You confirm that you have permission to grant us access to the property and to instruct us to photograph, film or capture visual material at the property.
You are responsible for ensuring that any necessary permissions are obtained from owners, landlords, tenants, agents, building managers, concierge teams or site managers where required.
14) Insurance
Any project-specific insurance requirements must be raised before booking. Where specified cover or evidence of insurance is required, the applicable arrangements will be confirmed in writing before work begins. Alvexa Studio Ltd will not represent that particular cover is in place unless it has been bound and confirmed by the relevant insurer or broker.
15) Limitation of liability
We will provide services with reasonable care and skill.
We are not responsible for delays or failure caused by events outside our reasonable control, including access issues, power or internet outages, building restrictions, weather conditions, client delay, property readiness issues or third-party platform issues.
To the fullest extent permitted by law, our liability is limited to the amount paid for the relevant service, except where liability cannot be limited by law.
Nothing in these Terms affects your statutory rights.
16) Complaints and disputes
If you have a concern, please contact us at hello@alvexastudio.co.uk and we will work with you to resolve it promptly.
These Terms are governed by the laws of England and Wales.
17) Changes to these Terms
We may update these Terms from time to time. The current version will always be available on our website.
Market Reports & Property-Market Commentary
Scope. Sections 1 to 17 apply to clients who book our photography, floor plan, walkthrough video or virtual tour services. Sections 18 to 26 apply to all Market Content published by Alvexa Studio Ltd and to every person who accesses or uses that content, including clients, readers, website users and others. A person may be covered by both sets of terms.
18. About our Market Content
In sections 18 to 26, “Market Content” means any property-market report, data-led article, analysis, commentary or similar informational content published by Alvexa Studio Ltd, including “The London Property Lens” and any current or future publication under another title.
Market Content may be published on our website or through another publication channel that refers or links to these terms. It is provided free of charge for a broad audience and does not take account of the circumstances, objectives or needs of any individual reader or user.
Market Content is a starting point, not a basis for decisions. It is intended to help users orient themselves in the market and to point them toward the underlying data. Each figure is attributed to a named source with its reference period. Before acting on anything in Market Content, you should verify the figures against those primary sources and obtain advice from a suitably qualified professional.
19. No advice and no recommendation
Nothing in Market Content constitutes, or should be construed as:
- financial, investment, tax, legal, mortgage or property advice;
- a personal recommendation, or advice on the merits of any transaction;
- a recommendation or inducement to buy, sell, let, rent or finance any property; or
- an invitation or inducement to engage in investment activity.
Alvexa Studio Ltd is not authorised or regulated by the Financial Conduct Authority. Residential property is not a specified investment under the Financial Services and Markets Act 2000 (Regulated Activities) Order 2001, and Market Content is not a financial promotion.
Market Content does not cover, and must not be read as commentary on, property funds, real estate investment trusts, fractional or co-ownership schemes, property bonds, syndicates or any collective investment scheme. Any reporting of mortgage rates is factual market information only and is not advice on the merits of entering into or varying any particular mortgage contract.
Before making any financial or property decision you should seek independent advice from an appropriately qualified professional — for example an FCA-authorised financial adviser, a regulated mortgage adviser, a solicitor, an accountant or a chartered surveyor.
20. Rental yields
Where Market Content shows rental yields, those figures are indicative gross yields calculated by Alvexa Studio Ltd from publicly available data. The calculation used is stated in the relevant item of Market Content.
They are illustrative only. They are not a forecast, projection or guarantee of return, and they take no account of:
- void periods between tenancies;
- letting, management and tenant-find fees;
- maintenance, repairs and refurbishment;
- service charges, ground rent and insurance;
- mortgage interest and other finance costs;
- Stamp Duty Land Tax, income tax, corporation tax or capital gains tax; or
- transaction, legal and compliance costs.
Actual net returns will be lower than the gross figures shown, and may differ materially. Borough-wide average rents and average prices may relate to different property types and sizes, so a borough-level yield does not describe any individual property.
21. Forecasts and forward-looking statements
Some Market Content describes expectations about the future, or reports forecasts published by third parties. Forward-looking statements reflect views held at the date of publication, are inherently uncertain, and depend on assumptions that may prove wrong.
Property values and rental income can fall as well as rise. Past performance and past price movements are not a reliable indicator of future results.
22. Data, accuracy and currency
Market Content draws on data published by third parties, including the Office for National Statistics, HM Land Registry, the Bank of England, the Greater London Authority, Rightmove, Zoopla and others. We take reasonable care in selecting, transcribing and presenting that data, but we do not independently audit it and we do not warrant its accuracy or completeness.
Different providers measure different things on different bases. Asking prices, agreed prices and completed registered sale prices are not the same measure and are not interchangeable; nor are advertised rents, achieved rents on new lets and whole-stock rents. Official figures are published with a time lag and may be revised. Local and borough-level estimates rest on smaller samples and can be more volatile than London-wide figures.
Each item of Market Content states the date on which the data was reviewed and the date on which it was compiled. Market Content is not updated after publication and we are under no obligation to update it. Information may become out of date, and we accept no responsibility for any consequence of Market Content becoming out of date.
23. Liability for Market Content
Nothing in sections 18 to 26 excludes or limits our liability for:
- death or personal injury caused by our negligence;
- fraud or fraudulent misrepresentation; or
- any other liability that cannot lawfully be excluded or limited.
If you are a consumer, your statutory rights are not affected by anything in sections 18 to 26.
Subject to the above, and to the fullest extent permitted by law:
- we do not accept responsibility for any decision taken, or not taken, in reliance on Market Content;
- we do not accept responsibility for loss arising from any inaccuracy, omission or error in third-party data reproduced in Market Content, or from any revision to that data by its publisher;
- we do not accept responsibility for indirect or consequential loss, loss of profit, loss of anticipated savings, loss of investment value, or loss of opportunity; and
- we do not assume responsibility to any reader or user for the accuracy or completeness of Market Content, which is published without individual assessment of any person’s position.

All charts are produced by Alvexa Studio Ltd from source data; no third-party chart, graph, table image or infographic is reproduced. Third-party commentary is paraphrased and attributed, and quotations are used only to the extent permitted by section 30 of the Copyright, Designs and Patents Act 1988.
Statistics remain the property of, and are credited to, their original publishers. Where public sector information is used, the following attributions apply:

26. Governing law for Market Content
Sections 18 to 26, and any dispute arising from them or from Market Content, are governed by the law of England and Wales and are subject to the non-exclusive jurisdiction of the courts of England and Wales.
If you are a consumer, this does not affect your right to bring proceedings in the courts of the part of the United Kingdom in which you are domiciled.
